Selling Haynesville and East Texas mineral and royalty interests
East Texas mineral tracts sit inside irregular Mexican headright leagues and labors where legacy Travis Peak and Cotton Valley vertical gas units overlap modern 640-acre and 1,280-acre Bossier and Haynesville horizontal units.
This page is general information from a direct buyer, not legal, tax, or investment advice.
In RRC District 06, a single family tract in an original headright survey (such as the George Goodwin Survey, A-389 in Panola County) is frequently held by production from a 1970s or 1990s Cotton Valley gas unit while also participating in deeper Haynesville Shale horizontal allocation wells. Evaluating an East Texas interest requires checking the recorded unit designations, the metes-and-bounds tract acreage inside each pooled unit boundary, and whether the underlying oil and gas lease allows or restricts post-production gathering, treating, and compression deductions.
Three East Texas factors we verify before making an offer
- Legacy HBP vs. deep rights severance: Older East Texas leases without a horizontal Pugh clause hold all depths from the surface to the base of the Haynesville so long as one vertical Cotton Valley or Pettit well produces in paying quantities. Newer leases often severed the deep rights below the base of the Cotton Valley formation.
- Tract participation in unit declarations: Because East Texas surveys are metes-and-bounds polygons rather than square 640-acre sections, an owner's decimal depends on the exact surveyed acreage of their tract lying inside the recorded Unit Designation and Declaration plat.
- Post-production deduction language: Dry gas in the Haynesville requires gathering, compression, and CO2/H2S treating before reaching interstate pipelines. Whether your lease contains a standard market-value-at-the-well clause or a cost-free heritage royalty addendum directly changes the net monthly check.
